• Individual housing loan on joint property

I along with my father and sister want to avail loan for purchase of land and for construction of three floors one for each with undivided share of land.. most of the banks suggest us to buy through builder. but we want to purchase and construct without any mediators. Please guide in this regard

you are at liberty to purchase land directly from owners of the land 

 

2) take 30 years title search as to whether title is clear and marketable 

 

3) then only purchase the property

Either buy ready to move property from Builder or purchase land and construct. Don`t rely on builders, Delivery on time never confirm and demand of installments never stop even work not in progress.

Loan to all three will possible if land will purchase in the name of all three as co owners, than all three can take loan on the individual share.

As without ownership in property, bank will not give loan.

You can apply for home loan and construct house your own no need for any mediator.  

Usually, banks lend for purchase of plot and construction of house as a project. Discuss with your bank disclosing all these facts, and ascertain your loan eligibility.

If the land is undivided then only the title holder can take loan not three people who are willing to build three floors on the said piece of land.

See individual loan bank can object as the property is single and jointly purchased you can go for a joint loan on property and can then construct.

  1. This would be difficult for the bank to give loans to different persons for the one property, but all can avail personal loan in lieu of home loan as that can be approved by the bank.
  2. Then thereafter, can enter into an agreement between all to take specific floor accordingly.
  3. In this way, you will be able to have what you want and without any ambiguity in it.
  4. Otherwise, try to go for the joint bank loan by becoming one main payee and others as co- applicant.

It is your decision to purchase a property in the manner you want it to be bought.

For the purpose of loan you may have to comply with the requirements as imposed thereon.

You can very well purchase a vacant land without the assistance of any broker or mediator provided you may have to strain for that and also you may always obtain a legal opinion from a local advocate before purchasing the proposed vacant site.

Since you plan to construct three floors with the help of a building contractor on your own, you need not approach any builder for this purpose, the banks will confine to their conditions for grant of loan alone, they cannot recommend you to approach builder for this, you need not heed to their direction in this regard.

You can avail loan for different floors on individual's name who will be owning the said floors independently. 

There are banks which grant loan for this type of properties too, you may have to approach the bank which would entertain your request for this.
