• Minor typo in current owner name in sale deed of presentation endorsement page

I have recently purchased a property which I have made registration on my name. After sale deed relieved I got a typo in endorsement page. Looks like while document entry typo happened as 'CHNDRASHEKAR' instead of CHANDRASHEKAR, "A" is missing at third letter in my name. Otherwise throughout the sale deed my name correct except in this endorsement page of sale deed.

Please tell if this is an issue in future.
Also suggest me how to correct.

1.Spelling Mistake in your name( in the nature of a single letter missing ) will not affect your title to the property unless there have been any major mistakes w.r.t. your name, fathers name or the details of the property.. 

2.You can register a rectification deed by correcting and rectifying the mistake.

1. Typing error of this kind is not a serious type which can be ignored and the deed in itself is otherwise perfectly fine.

2. However at the time sale, if you so decide , the prospective buyer may raise dispute and refuse to buy this property.

3. Hence to remove any such future confusion or uncertainty it is advisable that you make a deed of rectification which does not require stamp duty.

See if the spelling mistake is there on the index page same need to be rectified at the sub-registrar office the application for same can be given and the sub-registrar shall order to correct and furnish fresh index.

1.  Check the spelling in the INDEX-II of the registration document.  IF the name is spelled correctly in Index-II, THEN legally there is nothing required to be done, for all futuristic purposes, including sale /transfer /gift /mortgage /whatever ....

The typo should be corrected immediately. Although it is a small error but in case of selling the property problems may arise as some people may object to it and also at the time of taking any loan. Banks are very specific about these things.

It must be a bonafide mistake and a rectification deed must be made between the original parties to the deed. It must be registered too and the stamp duty paid is 100/- in cas of name correction.

No need for any correction if you wants then go for a correction deed with the same office where you have got registered you sale deed.

Dear Sir,

 

- The Indian Registration Act recognizes confirmation deeds. According to Section 17 of the Act, the corresponding confirmation deed also requires registration.

- A rectification deed or Correction deed can be executed for future safeguard (The mistakes made in the original/principal deed with respect to factual and typographical errors can be corrected through this)

- Besides minor typo error will not affect your title in property

- To share (a) The error must be genuine
(b) It must be inadvertent, not intentional
(c) All the parties must agree to the rectification

Its very minor. It would not create any issues in future.

This is a minor and negligible petty typo error which can be noted on plain reading itself. 

However if this is a cause for concern then you may a rectification deed executed rectifying this error.
