An ashram was established by our ancestors in 1942 by giving 14 cents land to construct ashram bulding and tomb of my grand father and to continue Achala guru peetam. Later in 1966 purchased 36 cents northern boundary land of ashram in the name of ashram showing then guru as claimant and upto 2017 revenue records maintaine in the name of ashram only but later a non related person got 1b adangal record in favour of him with the help of Thasildar and surveyor and with that he registered a gift deed to his wife mentioning as his father property... complained to revenue authorities but no use how to solve this to protect the land and ashram

1) file suit to set aside gift deed executed by non related person in favour of his wife
2) also to set mutation done in favour of non related person in revenue records
3) seek declaration that you are absolute owner of said land
66 cents are purchased through registered sale deed only in the name of "sri siva rama deekshitha achala guru karya ashrama dhanulu " sri ranganadha swamy and his wife and till 2017 revenue records are in the name of sri siva rama deekshitha achala guru ashram only.
In declaratory suit enclose copy of sale deed wherein you purchased 66 cents of land
2) seek reliefs mentioned herein above
1. You seem to be in possession of the property and you gave older than this man.
2. if that is so then this new person can not oust you from your property nor claim any title adverse tp that of yours.
3. In that case it would be your neighbour will have to approach court to establish his title in which you will get amole opportunity to make your stile clear to court.
4. So in the meantime continue your physical possession over the property.
Is the Ashram coming under a registered Trust (religious or charitable)?
Are there any trust members who are managing the Ashram?
Who is in charge of the running the ashram?
If you are a managing trustee of the Ashram and have all the records pertaining to the Ashram property and found that the intruder has falsely claimed the property with fraudulent intention and fabricated documents, you may file an injunction suit against him restraining him from interfering in your possession and enjoyment of the proeprty in any manner and also to eject him from the suit proeprty and for possession, if he had encroached or illegally occupied the proeprty belonging to the Ashram.
Thus the Ashram caretakers or the managing trustees are to initiate process to recover possession or to restrain the intruder from interfering in your possession and enjoyment of the property.
Take the assistance of a local lawyer and you may proceed as per the suggestions received on all such further issues.
you can publish an advertisement in a local news paper proclaiming asharam trust ownership over the property and warning others not to enter into any transaction with respect to the said property. You also need to file a civil suit in the court having jurisdiction over the area where the property is located for "declaration of title and restoration of possession". Meaning, a declaration by the civil court that trust are the lawful owner of the property and for possession of the property to be handed over to you.
See the sale deed is proof of the purchase and for same you can file suit for cancellation of gift and setting aside the record.
You should immediately file an appeal against order of Tehsildar. If you have evidence to prove that there was some connivance with the tahsildar and the beneficiaries then your appeal will sustain and you will get proper remedy from the appellate body.

You can give detailed complaint to Thasildar. wait for 15 days and apply via RTI act with RS 110 rupees Court stamp. Move legally after seen their reply or action.
