1. Partition Suit is a civil suit whereas complaint u/s144 Cr.PC. or u/s 145 of Cr.P.C. are criminal complaints.

2. If all other parties agree then you can register the Partition Deed avoiding filing of Partition Suit.

3. If you lodge police complaint u/s145 of Cr.p.C., ensure that the Magistrate issues preliminary order u/s145 (1) of Cr.P.C. and then issues final Oredr u/s 145 of Cr.P.C. as without issuing order u/s145(1) of Cr.P.C., the final order might be challenged before the Sessions Court or the High Court.
