You can get permission from the municipality for using one room for commercial purpose. municipality has power to change the land use and convert residential use into mixed use. if the Residence use is converted into mixed use then you can use some portion of the premises for commercial purpose

Basically, any sort of commercial activity isn't permissible in a residential zone. This being the position, since your society must be a fully residential zone, nobody is competent to grant you this permission, not even the municipality. Having said, you continue with this, until you're prevented to run this by the Society.

You have to take permission from the appropriate department for running such business in a residential area.

Moreover you will also have to ask Society for running such business. As using residential property for commercial purposes is strictly not allowed.

Someone can lodge a complaint against you at any point of time, therefore it is advised to take permission from all the authorities and then start the business.

If the society is prohibiting you from using your flat for commercial purposes, you cannot use it.

Moreover such commercial activities are not allowed in the residential flats especially if it is a disturbance to other flat owners.

The Municipality authority may not grant permission to conduct commercial activities in the residential flats.

Shall I applicable to pay property tax?? And what if my society and naigbours book case / complaint against me ?

I don’t have permission from society.

If the society has not granted permission then you may not be able to even get permission from the local civic body for this.

Residentail flats are prohibited from using it for the commercial purposes even partly.
