• Finding out whether a 200 sq yard plot is commercial or not

A broker in Rajouri Garden is selling me a 200sq yard plot( IN S BLOCK RAJOURI GARDEN) which he is saying is fully commercial
but i belive that it is mixed land use. I want to know how can i find out whether its fully commercial or not? also if its a mixed land use can i pay some conversion charge so that i can rent out all the 4 floors as commercial property?

Hi, you can enquire in the MCD whether the property falls in to commercial zone or residential

First thing you need to find out is whether the property falls under jurisdiction of MCD or it comes within the development area of DDA. Once this is determined, apparoch the concerned Office and inspect the records to ascertain your query.

Yes, after approval is granted to your request for conversion to commercial, this is possible upon payment of requisite fee.

Hello,

You may go to the municipal authority office under which the land falls and then may enquire about the land usage, the same is enquired from the office of the sub registrar under which the land falls.

After checking the same you will have to check with the office that whether land conversion is allowed in that particular area or not and if yes then what will be the charges.

You may engage services of some local lawyer who may do the needful for you and may give you a concrete report.
