Hi,

I want to buy agricultural land in Nanjangud, Mysore. I have a panni in my fathers name. My family income is 8lakhs per annum. I want to know 1) I have the family tree , using the pani in my fathers name, Can i get a certificate to show I am eligible to buy the land. 2) What all documents should I ask from the seller before I do to any advocate for legal opinion.

Yes using the pannin you can show that you are eligible to buy the land.

You should ask for the previous sale deed and tax receipt of the land and the ID of the seller.

Hii , you can go ahead to purchase the land ..Ask for is original sale deed in his name and mutation in his favour .. If possible also ask for the chain of previous owners of possible ..

1) it is not mandatory for lawyer to be present at time of registration of sale deed in your favour

2)The Pahani is a revenue record of tenancy and cultivation (RTC) that describes the rights, tenancy and crops details for the property, such as owners’ details, area of the land, land revenue details, water rate, soil type, nature of possession of the land, liabilities, crops grown etc. Ideally, the seller should have the RTCs from 1969 to date, and all the mutations should be mentioned in the RTCs.

3)The Mutation Extract is akin to an ‘agricultural khata’ and is issued by the village’s official accountant or Tehsildar. It contains an extract from the mutation register with relevant details, such as those regarding the previous owner, present owner, the mode of acquisition of the property by way of sale or inheritance, and the total extent of the property.

4)Tippani is a hand-drawn sketch from the records of the Survey department with respect to a property contained in a single survey number that is not bifurcated into sub-survey numbers issued by the Survey department

5)he Akarband indicates the total extent, boundaries and classifications of the property. This is issued by the Survey department.

On the basis of pahani in your father's name, you can get a certificate for agriculture family on your name.

2) What all documents should I ask from the seller before I do to any advocate for legal opinion.

You have to get the title documents and link documents, including. tax paid receipts, khata and all other relevant documents which your advocate will inform you after seeing the property papers.

1) Since I want to buy the land in Karnataka only, I understand using the Paani, I have to get one certificated done . What is that certificate name and where and now to get it done.

As per KLR at, you have to get approval from DC based on the recommendation of Tahsildar on such agriculture lands

2) Since the panni is in my fathers name, I will also need a family tree. Will an affidavit family tree be sufficient or should I get one from the Tashildar.

An affidavit for family tree and also the pahani will help you to sail through smoothly.

3) The property I am interested in buying is in the name of the daughter and the son, they inherited this property from their mother. Mother got it from father in law, once the husband died. I can see this in the RTC. In such cases, is it right that there will be no mother deed ?

There is no question of non-availability of mother deed, you have to insist on the same in the name of any original owner and the details of the subsequent purchasers.

4) This land has been barren and nothing has been cultivated on it for last 10 years, in such case Can you please specify the names of some basic documents that I have to ask them, before I go formally to an advocate for legal opinion like RTC, EC etc…

5) If all goes well , at the time of registration, is it compulsory for a Lawyer to be present for registering the property in my name.
