• Any issue in house construction

I have a land in mahadevapura, bangalore purchased in 2004, at that time it is under panchyat .All I have is land deed with layout name and layout plan. I am thinking to build house now. I do not know where to start and what issues I can get. Could you please advise how to proceed and what issues might arise.

1. You have the title deed of your said plot/land.

2. You now consult with a local a builder/contractor for making a building plan and submitting the same for sanction from the Municipal Corporation if your area has now been included in the Corporation.

3. After the building plan as per your budget and requirement is sanctioned, either arrange to build the house yourself if you can or entrust the job to a contractor/builder after entering in to a construction/development agreement.

4. Get the said agreement drafted by a local lawyer.

1. No constrcution of permnanet anture is legal if it does not have the permission of the local aurhrity.

2.in Panchayat area such local authority is local panchayat office.

3. So submit a building plan and once it is sanctioned by the Panchayat office you can start making constructions.

4.The building plan submitted for sanction must be drawn by an Construction Engineer.

1) apply for and obtain sanction of panchayat or BBMP for carrying out construction on said land

2) once commencement certificate is issued carry on construction as per sanctioned plans

3) obtain OC when construction is completed

1. Since Mahadevapura has come under Bruhat Bangalore Mahanagara Palike limits, first you have to pay the arrears of tax on the property to BBMP.

2. After paying the tax, you have to get Katha of the property from BBMP by applying for the same in a prescribed application form enclosing therewith a copy of the sale deed, latest tax paid receipt, statutory fee, etc.

3. After getting the Katha in your name, apply in the prescribed application form to BBMP for getting the Plan sanctioned for your building to be constructed.

4. Armed with sanctioned plan you can go ahead with construction.

Hii, If the land comes under municipal authority now, provide your title ( sale deed in your favour ) and submit the development charge fees .. That is all you need to require to start the construction Over the land ..

You can engage a good and trustworthy building contractor who will take care of all the issues including getting plan approval from the concerned competence authorities and constructing the house as per yor desire and plan.

This may be a revenue site and coming under B khatha, the contractor, if prudent enough, may even procure you the A khatha for the constructed building.
