• Tenants causing huge wastage of water

Hello, There is a tenant who is causing huge wastage of water by letting water flow from the balcony for about 2 hours almost every day. This is not only causing reckless wastage of water in this time of water scarcity but also causing overuse of motor & electricity. How can a landlord tackle such a situation step by step?

Fix timings for release of water

2)if you fix timings then chances of wastage of water would be less

3) issue legal notice to tenant not to waste water . Mention that you have received complaints from other tenants that he is wasting lot of water and for 2hours contininously water is flowing from his balcony

Hello,

1) Give a written warning to the tenant about the consequences of reckless wastage of water, motor and electricity and inform that a monthly fine shall be charged for wastage and abuse.

2) If the warning and the penalty are ignored and not effective, send a legal notice to the tenant with the same details and warn about possible eviction for not following guidelines and causing damage as such overflow can cause structural damage to the building in the long run.

2. do take any step possible to stop water by controlling the pumping of water by the tenant, if it is not possible give a written warning.

3. Is the any provision of water meter required as per rule of your local Municipal corporation?

4. You can install a water meter in your water supply to the tenant to record the monthly consumption.

5. This way you shall have the recorded evidence of your tenant's spending huge amount of water much beyond the expected level.

6. Thereafter you can write to your tenant to restrict their water consumption to a particular level of the water meter or pay for the expenses you shall have to incur for drawing the additional amount of water he is over spending in a month.

The landlord can very well inform the tenant orally about this and warn the tenant about this wastage, if he does not listen then the landlord can take legal recourse by issuing a lawyer's notice instructing him to refrain from wastage activity or to vacate the premises which amounts to breach of the conditions of rental agreement.
