You have to execute a GPA in favour of your friend to authorize him to register the property for and on your behalf in the office of the sub-registrar. Get the GPA drafted by an Indian lawyer so that it is compliant with the Indian laws. It will have to be attested in the Indian Consulate in US and then registered in India and only then it will attain the legal character in India.
