1) you must have entered into agreement for giving premises on rent

2) terminate leave and licence on account of failure to pay rent

3)file suit for eviction

issue legal notice to her to pay arrears of rent and to vacate premises

if she fails to do so file suit for eviction

The remedy for you is to file a petition for his eviction before the competent court. Default in paying the rent makes the tenant liable to be evicted from the premises. However, she can be proceeded against only as a trespasser as there is no rent agreement according to your own statement.
