I bought a resale Mhada property in 2020 with my name in sales deed as per aadhar as SURAJ MEHRA . At that time my aadhar card had this name only. And my pan also had same name. Later when i updated my pan my new pan had my full name as SURAJ RAVI MEHRA. Now in 2025 i m planning to buy a new property and i m confused as to what name should come in my new propert agreement i.e. name from pan card or aadhar card( note aadhar still has old name but all my bank account has full pan name ) . Also if i change my name in aadhar Card as per pan name will it cause problem in reselling this mhada property.? Should i use my full pan name for my new purchase?? Note :- my passport and marriage certificate all has my full name as per pan

You can use your current full name to be reflected in the new property sale deed as is found in your latest PAN card 

The name appearing in the previous property sale deed cannot be changed now but in case of dispute in this regard at a later stage you can get a name change affidavit prepared and notarized then.

- Since, your passport and PAN card having full name , then you can update your name in Aadhar Card , and which is necessary 

- Further, you can execute an Affidavit after affirming that your both names are same and of one person , and you known by the said names 

- Further, you can also publish a notice in the news paper the same affidavit content for future use 

- On this ground you can sell the earlier property and also can use new name for purchasing the property.

Utilize the name consistent in your key identity documents, ideally your full name according to PAN, passport, and marriage certificate (SURAJ RAVI MEHRA), as these are primary evidence of identity. It is advisable to update your Aadhaar to reflect your full name as per PAN to maintain uniformity across all documents. This is important to avoid any of the future legal complications in property transactions. Renaming your Aadhaar name will not impact your title over the MHADA property bought in 2020 under the previous name since title is determined by the sale deed. However, in order to prevent any confusion at the time of resale, you can choose to sign an affidavit asserting that both of the names are yours and then proceed to have it notarized. Also, make sure that all your proofs of identity and property documents have the same name. The future sale will not be affected due to this minor correction in the existing name, however if you face any issue at that time then you can do the name change affidavit.
