• Grama natham patta land buying

I am looking to buy a land in outskirts of Chennai near Guduvancherry. The land has a grama natham patta.

1. What's the difference between that and a normal patta ?? 2. Is it okay to buy that land ?? 
3. Can I change the patta to a normal patta for me later??

Grama Natham land can only be used for residential purposes.for building houses  One cannot use it for any commercial purpose at all as it will be considered illegal.

  • The officials will guide you through the process. As Natham land can only be used for residential purposes. You might be asked to submit floor plans.

 If a Grama Natham property is owned by an individual, applying for Patta is still feasible but is not easy to obtain. It is vital to note that Grama Natham land can never be used for commercial activities.

Grama Natham' means village house site. The same can be used for residential purposes and can also be freely transferred from one person to another. The restriction is that the same can be used only for a single dwelling unit and the land cannot be exploited commercially i.e., cannot be used for construction of flats.
