• Construction of villa on agriculture land

I have 6.25 acre agriculture land in rural area in Jabalpur Madhya pradesh I am planning to cut 20000 sq feet plot and construct villas of 2000 sq feet on each of them what are the legal formalities and permission required for that

You need to apply to the town planning directorate in your State for conversion of the agricultural land into residential plots by complying with their procedure. The planning authority is represented at the district level also. You need to submit your application through your local panchayat/panchayat union.

- As per law, an agricultural land cannot be used for residential purposes, and you cannot construct a Villa on agricultural land for residing.
- However you can construct farm house or temporary structure on agriculture land with the permission of the local authority/panchayat
- Generally to build farm house 4 % of total area allowed, and showing that you will keep your farm equipment, livestock., and needful things..

- Hence, before doing any construction over the agriculture land , it should be converted into residential land after applying before the office of the Collector.

You may have to obtain approval for conversion from agricultural a to NA from the competent authority.

After that you may have to obtain layout approval from the town and country planning department.

Then you can obtain construction plan approved before starting the construction
