• How to cancel illegal Record of Rights 1-B title deed in Andhra Pradesh

Hello Experts
We have come across an illegal Record of Rights 1-B title deed on that has been done on the Land that belongs to our ancestral property. We do have all registered sale deeds of the documents of the property. The Mutation done at the Mandal revenue office is by illegal means. We think the party will sell the land based on the R.O.R title deeds, given sub-register accepts those documents as valid documents to execute sale deed.
Looking for expert advice, how do we proceed on this. 
Any provision of law under the ROR act / Andhra Pradesh Rights in Land and Pattadar Pass Books act 
where we can appeal against this at Tehsildar/ RDO / collector for cancellation of the ROR title deed ?

You need to bring the same to the notice of the said sun registrar record department. Later if not done should go in appeal. You can later approach civil court for directions of removal in a suit

appeal is not maintainable against a decision taken or issue of PPP/TD under Section 6-A of the Act.

2)  under Section 9 of act the Collector either suo motu or on an application made to him, firstly can call for and examine the record of any Recording Authority, Mandal Revenue Officer or Revenue Divisional Officer under Sections 3, 5, 5A or 5B of the Act in respect of any record of rights prepared or maintained to satisfy himself as to the regularity, correctness, legality or propriety of any decision taken, order passed or proceedings made in respect thereof and if it appears to the Collector that any such decision, order or proceedings should be modified, annulled or reversed or remitted for reconsideration, he may pass orders accordingly.

First of all if your title in ther revenue records has been tampered and any illegal mutation has been done, you may secure the details through RTI act and then issue a legal notice to the Tehsildar to rectify the mistake, failing to respond, you may file a suit for mandatory injunction against the tehsildar to revert to the original records and delete the incorrect details as shown in the ROR.

Giving a complaint against the Tehsildar before the collector may hardly fetch you the desired relief, hence you may better adopt proper legal procedure to rectify the issue.

The court fee for the suit  for mandatory injunction will not be based on the value of the suit proeprty, it may be an advalorem fee 

Your advocate would be the better person to inform you about the actual court fee based on the court fee and suit valuation act of your state.
