• Do I require any licence or permission to rent my bungalow on Airbnb in Lonavla

I have a 4 BHK bungalow in Lonavla which is on airbnb since the past 2 yrs. We only have family and very decent and cultured guest visiting our home at all times. But I have just got to know, that there may be certain permissions or license required from MTDC to put up your home on airbnb in Lonavla. Is this correct ? if so, then what is the procedure to do so ? also are there any other permissions required from any other section or departments?

You can register with MTDC under bed and breakfast scheme 

 

  1. Application with D.D. of Rs. 1,000/- in the name of M.T.D.C. Ltd. as a scrutiny fee.
  2. 7/12 abstract.
  3. Property card.
  4. Identification from two local respected persons like S.E.M., Sarpanch, Talathi, Advocate, Doctor 
  5. Tariff of rooms and menu rates.
  6. NOC from Grampanchayat, Nagarparishad, Nagarpalika, Mahanagarpalika.
  7. Family photo.
  8. Photograph of rooms from inside/outside of the house.
  9. Plan.
  10. Receipt of property tax.
  11. Copy of rationing card.
  12. Copy of electric bill, telephone bill, water bill, etc.
  13. Characters certificate from Police Patil, Police Inspector, etc.

- You have to apply for the registration under the scheme of Bed and Breakfast before Maharashtra Tourism Development Corporation

- As per rule , there should be at least 4 and a maximum of 10 beds facility on the property.

- Further, you will have to engage a responsible person to manage the property and he/ she should be staying at the property itself

- After apply for registration , the officials of the Maharashtra Tourism Development Corporation will have the right to visit and inspect the property within their Registration period. 

- You will have to submit the proof of ownership of the property  with the permission of society 

- The following documents should be submitted for registration 

1. Signed application form

2. Registration/Renewal fees for Five years is Rs. 5,000/- (Submit a DD in favor of ‘Maharashtra Tourism Development Corporation Ltd.

3. Electricity bill, water bill, or landline telephone paid bills for last month.

4. Current year 7/12 Utara (Extract) / Property card. 

5. Architect Plan. 

6. No objection certificates from two neighbors/society.

7. Pictures from all four sides of the rooms as well as property applied under the Scheme, along with the Family Photo of the Applicant, Photo of the Manager.

8. Room rates, and information about all the facilities provided to tourists. 

9. Latest Tax receipt of Local Government 

10. Character certificate of the Owner of the property from Police 

- This procedure can take up to 45 days after applying with all necessary documents.

Airbnb is an online marketplace that connects people who want to rent out their homes with people who are looking for accommodations in that locale.

 For hosts, participating in Airbnb is a way to earn some income from their property, but with the risk that the guest might do damage to it.

it is very much legal to do Airbnb in India. You would need proper license and Tax registration to start an Airbnb in India.

Apart from this Airbnb host needs to maintain guest register( can be online), C forms, and GST registration( if applicable).

I am not aware if there is any such requirement of MTDC

If it's your standalone property on your own plot then in my view no such permission or license is needed 

Different considerations would arise if your property is in a gated community 

There are many property owners in South Mumbai also who put up their property on Airbnb without any license or permission
