We have done sale agreement regristration for 3 persons from vendors in bangalore urban, bbmp limit ,agricultural land upon agreed payment done legally. the land is under dispute we want to fight the case in the court vendors have again done sale agreement to other person also after our sale agreement without our knowledge due a middleman confusing the vendors and to rule us out. we want to fight the case as property which is under dispute right from the start on behalf of vendors as they are aged persons one among us want a single person to solve this matter through court, all the vendors ae in favour of with us. 
1. how to get complete legal rights over a property ?
2. what is the procedure to have a single right to appoint a single person to have all the rights to sell the property without vendor coming forward ?
3. GPA or any other procedure with all rights to sell, manage, execute deed for property and to appear in court to file a case without expiration date ? can we as sale agreement or single person among us hold posses GPA register at the same time ? with partial payments made to vendor
we went to several lawyers for a solution but they gave us different methods to do it, we are confused 
please give us the right and legal solution to this problem.

They can execute registered POA in favour of family member to sell the property

File suit of specific performance of agreement to sell if vendors are not honoring agreement. Or ask them to give you POA to act on their behalf to do all the acts. GPA should be register and irrevocable.

1. If you have already approached court with the said disputes, then you may better continue with the same instead of getting diverted.

2. There is no such provision in law called single right.

If somebody taking initiation then he can obtain registered power of attorney deed from all the parties and fight for them in court of law on behalf of all as a single person through a lawyer.

3. An irrevocable  GPA deed cannot be executed.

if one of the principals dies then the GPA deed shall stand cancelled automatically.

1. File a case for cancellation of the sale deed before the court

- If vendor sell the property to another person without your knowledge , then an FIR can be lodged against him for cheating and breach of trust , 

2. He can give Power of Attorney to any of his relative or best know person  for the same.

1. File a suit for cancellation of subsequent sale by vendors on ground of misunderstanding and vendors are ready for cancellation of sales deed. 

2. All buyer can give POA to one person for contesting the case on their behalf but they need to appear for giving their testimony before court.
