• I see my plot registered to another person with a small change in survey num

I purchased a plot (133 sqyds) in rajamundry in 2015. I checked EC today and I found another sale deed in 2017 with same plot number, same boundaries, and same survey numbers - except for one survey number that is slightly mismatching (shows 524/2 instead of 524/4 that's in my sale deed). Evrything else is exactly the same. I am the third owner of this plot, and the the suspicious sale deed done in 2017 was done by original owner to another party.

I verified in govt website that both survey numbers are valid.

I am in a different state now, what is my next course of action?

See you should check proper details as it is same plot or difference as there can some other plot too in different survey no.

In case it is same you can file a suit for cancellation of sale deed executed later and can also file a FIR against seller for fraud sale.

The first thing that you need to do is to apply for encumbrance certificate for your property. What's that is received you will get more clarity as to what is to be done next.

1. You should just go to rajamurty and take physical possession of your plot as soon as possible.

2. Then try to findout that if the area is different or same for both sales deed.

3. If both sales deed are of one plot which was sold to you then you should immediately lodge FIR for fraud against seller of Property who fraudulently sold your property to another person.

You can take physical possession of the proeprty by identifying the property with the help of the government surveyor and the village administrative officer, after that you can put the fencing around the boundaries of your property besides mutating the property on your name form the previous owner's name, this will confirm your property  especially in case anyone is claiming your property by any means
