Hello, I have purchased property in my name in which property boundry (chaudhaddi) mention agriculture (which was as per khataunni). However in actual site there is building around my property. Now I want to correct this from agriculture to Property. How can I proceed this, please advise. Thanks,

See you have to check whether your property is agriculture or not if yes then for conversion you have to.file an application and pay conversion fee.

However deed of rectification could be executed for "question of fact". In my case if registrar change boundary in that case it's result additional duty. If as per revenue records land is mentioned as agricultural then in sale deed same would be reflected

3) Spatial land records contain details of a property sketched on a map. These include land boundaries, plot area, connectivity with roads, presence of water bodies, details of surrounding areas, land use (agricultural, residential, commercial, etc), and land topology.
See, if your initial agreement states that is agricultural property and in rectification deed still is agricultural property than no need to pay additional stamp duty and registration charges.
If your property is going to change status from agricultural to commercial or residential property than you need to pay stamp duty and registration charges.
If you are making changes in four sides boundaries location status from agricultural to property than you have to just pay normal charges.
If you have purchased the agricultural land then you may have to apply for conversion of the same to NA.
You may enquire about the conversion from the revenue department and comply with the statutory requirements including the forms or applications duly filled and submit them to the authorities concerned.
If the authorities found your contents are true and genuine, they may grant approval of agricultural land to NA.

You have purchased agricultural land, but since there are buildings around your land, you want this also to be declared as residential, whereas your problem cannot be solved until it is converted as NA.
Therefore, if you still have any doubts on it you may consult a local advocate who has knowledge about this subject and proceed on the advises received.
You can get a 'change of land use' after obtaining the necessary approval from the local authorities. You have to apply to the commissioner of the land revenue department, explaining the purpose of conversion.

How do you say that it was wrongly mentioned as agricultural land?
If you confirm that it was erroneously mentioned as agricultural property then you may have to get a registered rectification deed executed by the vendor in your favor to rectify this mistake.
You have to approach office of district collector for change of land use from agriculture to residential on ground that the area around your land has been developed as residential area and your land alone is left with agricultural use.
