If there is a case wrt your property then therw can be no buying or selling. Statys quo has to be maintained. You cannot buy it.
The solution is that mr algarsamy should make application for transfer of non disputed land from his portion to your name and apply for permission of change of records in revenue office.
Then you should take that order along with application to change of patta no
Seek court others to direct taluka office to register patta in your name
you have purchased land by registered sale deed and are absolute owner of property
the land purchased by you is not subject to a u litigation
Challenge the refusal order before collector, if collector also refuse, file writ in High court. Just because patta not transfer, no harm to your title on the land. Patta entry is just for the revenue record.
you can submit the copy of sale deed to the Mandal revenue office and get the Patta changed to your name, Contact a local property lawyer.
If your name finds a place in the joint Patta, it would be sufficient for all practical purposes. Patta is only a Revenue document evidencing title, and by itself not a document conferring title. As long as the sale deed was duly executed and registered in your name, there is no cause for worry. However, check the entry in the EC.
You may have to wait for the disposal of the pending court case to get the patta transferred to your name.
If the revenue department is not entertaining your application for transfer of patta to your name citing the pendency of dispute before court then you cannot force them or take any legal action on this
