• Property registration document not received due to seizure by ACB

I went for registration of a plot in Maheshwaram, Hyderabad registrar office after giving all the money to the developer on 27th June 2019. The registration process was completed. I didn't receive the registration certificate yet. When I called the developer to enquire about the registration certificate, he told me there was an ACB raid at the registrar office by ACB, the sub-registrar was arrested and all the documents of the property registration have been seized by the ACB. I want an advice about - is what the developer is telling me possible? If yes, then how will I get the seized documents from ACB back? Are the registration that happened on that day void now?

1) You can collect your registered sale deed within 15 days after the registration takes place.

2) if delayed approach before same SRO with Receipt. 

3) you can check EC status online through telangana registration web portal.

News may be right and this may possible, every sub registrar office in the country is corrupt and demands enough bribe. List of documents may have prepared by ACB, will call you if your docuemtns all size to question if bribe demanded from you too for registration of sale deed.

But first confirm from the ACB or sub registrar office if your deed is also seized. Ask the builder to give confirmation.

Document will release from court or ACB shall return to sub registrar office and than hand over to you.

1. Do not worry as after registration apart from the registered deed you must have been handed over the receipt of registration as well

2. If that is so then it is duty of the Office to deliver you the registered document and in the meantime you may apply for certified copy of the same.

3. No registered document is expected to be seized by ACb and the version of the developer is not believable to me.

4. SO pay a visit to the office and seek information from the registrar himself..

You need to file an application before court to get the document, if the document is already registered and order is passed otherwise you need to obtain stamp paper and document and register it.

Ensure from registry office when they shall be able to handover the registered documents.

Registration done shall not be cancelled.

Yes it is possible.

You have to file application for superdari of papers in court.

If papers are not required by ACB  then they can be released by order of court.

The registration done on that particular day cannot become void for any reason until there was a fraud played, even for that they may collect the difference in stamp duty  and permit registration.

The ACB cannot withhold the registered documents for long, they will verify the same to that of the cash seized from the office that day and return the same to the registrar's office immediately.

In any case it cannot be delayed inordinately nor it can be held by them for an indefinite period.

You may put pressure on the builder to obtain the same, if there is no response, you may enquire about it in person from the office of the registrar, if there is no response from them also, then you may approach the district registrar by an audience with he district registrar and express your grievances in this regard, you will certainly find some remedy if you the follow the steps suggested.
