How to verify e khata of a gramthana plot?
Hi, I am planning to buy a plot which is approved by bmrda and it has form 9 and 11. Now there is also a PID when I search for the property in e-swattu website. Does that mean that this site is having e-khata?. Owner says it is still manual khata under form 9,11. But is having PID itself is proof of e-khata?. How to identify a plot if it has e-khata or not?. Surprisingly plot owner says he never applied for e-khata when I told him that his plot has PID in e-swattu website.

With a PID number which is assigned on computerization of records, the property tax payer will be able to access his khata account.
All government online documents are for viewing purposes, so you can't use them as legal authenticate documents.
It's better to have manual khata for form 9, 11 and others as well to proceed the transcation.
Basically my question is - having a PID is itself e khata or how does e-khata sample looks like. ?

having PID is not confirmation of having E-Katha for the plot. Form 9 & 11 (VP katha) have also been assigned PID Numbers, that does not mean that their plot has been issued E-Katha.
E-Katha properties must necessarily have been approved by BMRDA, BIAPPA or at least DC converted, if not VP Katha only will be issued and these properties cannot be sold or registered.

E khata is nothing new it's only computerised form of old khata. All the details are recorded in the said e khata. You can get the same by obtaining receipt. O ly those people are enrolled for e khata e khata who had been allotted PID number

If you have manual khata then it is more authentic than the ekhata.
You can enquire from the office of the BMRDA about the e-khata or the manual khata and can confirm the status of the property.
PID is an unique number to access your khata to pay the taxes and assessments, having PID numbers do not confirm the e-khata, hence better you may take the assistance of a local advocate and get the issues clarified before buying the property.
You should aproach the office of sub registrar to gather more knowledge about the property records of said khata
