Hi, I am planning to buy a plot which is approved by bmrda and it has form 9 and 11. Now there is also a PID when I search for the property in e-swattu website. Does that mean that this site is having e-khata?. Owner says it is still manual khata under form 9,11. But is having PID itself is proof of e-khata?. How to identify a plot if it has e-khata or not?. Surprisingly plot owner says he never applied for e-khata when I told him that his plot has PID in e-swattu website.

All government online documents are for viewing purposes, so you can't use them as legal authenticate documents.

having PID is not confirmation of having E-Katha for the plot. Form 9 & 11 (VP katha) have also been assigned PID Numbers, that does not mean that their plot has been issued E-Katha.
E-Katha properties must necessarily have been approved by BMRDA, BIAPPA or at least DC converted, if not VP Katha only will be issued and these properties cannot be sold or registered.
