Area cannot be put use for any other purpose other than parking.
I have a parking area...can I legally change it so as to rent it out for office purpose

There is adequate area for parking..but the area I am speaking of is shown parking in legal documents but is laying vacant for many years ...so isn't there any process so that I could change it into office area??
1. Open /Stilt /Podium Parking spaces are all classified as "common open spaces" under the Regional Town Planning Act and CANNOT be Sold or Purchased or Registered . Parking spaces can be allotted (most of the times by illegally collecting money, which is a criminal offence).
2. By virtue of the above, the parking spaces CANNOT be enclosed in ANYWAY whatsoever.
1. if the area is shown as parking space in the sanctioned building plan then you can not make any constructions of permanent nature without the approval of the local Municipality.
2 Moreover since parking space falls within the common area the other parking space owners can very well raise objection if you make boundary of your parking space.
3. However if there is no scope or chance of opposition from other flat owners then you can make temporary enclosures by making plywood partitions and use it as office.

If it is your self owned property than you are free to build as office. If the property belongs to society's than you have to take society permission.
Kindly elaborate more regarding property like who is the owner, type of property, etc.
No legally you cannot convert parking area for any other purpose.
And you also cannot rent the premises for other purpose.
If your society bye ;laws forbids you or puts a restriction to this desire then you may have to forego or obtain the same in writing before you do something this way.
