• Subsidy on PM Awas Yojana

My wife has purchased a property in Vadodara (Gujarat) in August 2017 worth Rs. 20 Lakhs. We took a loan from SBI for 15 Lakhs for 20 years tenure and paid rest by cheque. We applied for the subsidy under PMAY but received a response from the branch manager saying we are not eligible as the total family income is greater than 18 lakhs. In the financial year 2017-18, my wife's income was 15 LPA and my salary was 26 LPA.

Additionally, we read here - https://homeloans.sbi/pmay, that "An adult earning member (irrespective of marital status) can be treated as a separate household and can avail subsidy independently."

So, it is possible for my wife to apply for the subsidy now?

Your wife is eligible for under CLSS (MIG-II) Scheme. er income is less than 18 lacs. And even adult female membership ownership given more priority under the scheme.

Ask to apply in her individual name.

As per available information PMAY can be availed on the basis of the total family income..

And if your total family income (as per your declaration) is more than 40lakhs pa then i dont think you have any need of subsidy under PMAY

Individuals earning an annual household income between Rs.12 to Rs.18 lakh will fall under MIG2 of the PMAY scheme. These people can avail loans of up to Rs.12 lakh.

The scheme is offered to families, comprising of husband, wife and unmarried children. (An adult earning member irrespective of marital status can be treated as a separate household in MIG category)

The family should not own a pucca house in his/ her name or in the name of any member of the family, in any part of India.

The House constructed/acquired should be in the name of female head of the household or in the joint names of male head of the household and his wife. Only in cases, where there is no adult female member in the family, the house can be in the name of male member of the household.

 Parameters of Credit Linked Subsidy

EWS/LIG :  EWS – Rs. 0 to Rs. 3, 00,000
                    LIG – Rs. 3,00,001 to Rs. 6,00,000

 

 

MIG 1    Rs. 6,00,001 to  Rs.12,00,000

 

 

MIG  2:    Rs.12,00,001 to  Rs.18,00,000

 

Thus with the given information it may be seen that you may not be eligible for subsidy

Yes if the condition of subsidy is described as  

An adult earning member (irrespective of
marital status) can be treated as a separate
household and can avail subsidy independently."

Then yes your wife can separately apply for
subsidy MIG-II scheme and you should provide
Bank manager with the printout of the scheme
While applying for subsidy next time but don't
Apply for subsidy jointly.
