Sir,,, I have corner plot in girinagar 4th phase bangalore. The layout was formed by VBHC Society in Bangalore,, the land was alloted by BDA under bulk allotment scheme. I was alloted southeast corner site measuring 28X50 approx 1400 sqft. The southern side of plot we have 25 ft width road & thereafter there is stormwater drain passing ( which is considered as secondary drain in RMP 2015) I have measured the drain width also which is 22 ft,, as per the BDA RMP 2015,, to get construction plan the plot should be 25meter away from the center of drain which should be 75 ft from the center of drain,, if we consider 11ft( center of the drain measurements) 25ft width road added which will be 36ft remaining 39ft buffer zone my plot is 28ft, so my neighbors plot will also be under bufer zone upto 11ft,,, I have received title deeds registered by society in my name & khatha issued by the BDA authority in my name,, so what is my further steps should be taken,, as getting paln to construct neither I can't dispose also,, plz do suggest some advice as I am already 42 years old with two girl kids with all life savings invested in this plot lost hope in life

Lawyers are available now to answer your questions.
1) you have to make application for sanction of building plans
2) if your plans are rejected you cannot carry on further construction
3) request BDA to allot you another plot as no construction can be carried on in your plot
Dear Sir,
If you share all the documents with local advocate and he may suggest you the steps which may be taken by you.
Not ft but meters. And SC has set aside the NGT Order Enlarging Buffer Zones Around Bengaluru Water Bodies. Hence, 25 meters from secondary tertiary Rajkulewas.
When you purchased this property.
Dear sir
You should file a case of recovery suit and fraud against the BDA authority for getting your funds back from them as they have cheated you and govt also.
Have you got your house construction plan approved by the competent authority in the given situation?
Whether this buffer zone problem existed even before you buying this plot or this had come up after you bought this property?
In any case when you apply for approval of your construction plan you will come to know whether you can proceed with the proposed construction or you have been barred by law to construct due to prevailing buffer zone rules.
Is ther any construction work going in the plots who have also been affected by this rule?
