• Green Belt and road access

My broker have shown me a land parcel at Kirloskar road near T Begur. At present its in Green Belt ,but according to him it will soon come to Yellow zone. Also there is no road access to the land from main road, but according to broker one 40 feet is road is passed by village panchayat to connect it to the main road.
How to verify both the facts that the area will be converted to yellow zone and the road access will come.

Dear Sir,

 

-As per Karnataka Land Reforms (Amendment) Bill, 2015, the income limit for non-agricultural persons to purchase farmland has been increased from Rs. 2 lakh to Rs. 25 lakh.So in your case you can buy the agriculture land(even though you are a non-agriculturist).

- Besides, w.r.t your query on land information. You can consult nearby tahsildar office and get the information pertain to land and incase there is any implications with land.

- Generally future plans are not declared without any concrete future plan by Govt. as it will affect the land price. These are property dealers tacts to play foul. 

- You can even check with Town and country planning department of state for future expansion plan of state.However information shall only be shared by department which is approved.

See if there is no notification to convert land from yellow zone to green zone there is no possibility or probability it will be converted . Further for road maps and layout of panchayt can be seen. Do not purchase this land parcel.

If you believe the words of brokers you will be duped. It is better to purchase such complicated lands. The qualifications required to purchase agricultural land are as follows. Please take guidance of experts before purchasing lands by showing physical records of the properties.

You must satisfy the following conditions, if not then you must get a certificate showing you are agricultural labor. The later is easy because even Amithab Bachan taken such certificate to legalize his purchase of agricultural fields that is coffee estates.
(i) That he is coming from agricultural family and holding agricultural lands as on prescribed date i.e., 01.03.1974.

(ii) That his individual income is less than Rs. 2,00,000/- per annum and
(iii) That he is having source of income to purchase above agricultural land.

Dear Client,

Don`t go by words of agent, once the deal is done, payment made, they won`t bother. And to sell the sites, they can go to any extant of lying. Get from him only everything in written that also of govt. orders.

The brokers may tell lot of lies to sell the property.

The property lying in the green belt will not revert to yellow zone automatically until the affected parties approach supreme court for relief, in fact the BBMP has already approached supreme court agaisnt the orders of NGT which is pending for years.

Therefore ther is no guarantee for this conversion in the near future.

Moreover the pathway or access to road from property is not available in the sight hence it is better not to venture into such purchase even though it may be sold at a very low price.
