I have bought an open plot recently in Bangalore (Near Jigani, towards Anekal road) from a gated community on a home loan basis and registered on my name recently. The registration was done on executive papers not on stamp papers. 

 My question is, Registration should be done on stamp papers but, in my case it was done on executive papers. When I ask the seller, they are saying now stamp papers are not getting supplied by the government of Karnataka. Is this is true and can I proceed with only a sale deed on executive papers or do I need to have stamp papers as a mandatory. Please suggest as I not aware of this

has stamp duty and registration charges been paid on sale deed? 

 

2) if stamp papers are not being supplied in Karnataka online stamp duty can be paid .

 

3) if stamp duty and registration charges are paid you are safe

If stamp duty is paid and for same the certificate or bank franking seal is there then it's valid. Duty should be paid papers are not necessary.

Yes, the say of builder is correct, the stamp duty will be paid directly into the account of the government and relevant remittance number will be mentioned on the backside of the first page of the sale deed.

Have you paid the stamp duty and the same was acknowledged with a receipt ?

If the stamp duty was fully paid and there is a seal and signature of the registrar on the documents along with other endorsements, then you need not worry about it.
