2) you have to first get land mutated in your name
3) enclose father death certificate
4) if no objections are received mutation would be done in your mother and your name
Patwari of your area can measure the land and the Order of Tehsildar to decide the boundary of the land
See if the property is an agriculture land and fall in revenue records after father demise based on the death certificate you can apply for mutation of the property in your and your mothers name and further can file an application with Tehsildar to pass an order to get land measured and demarcated.

Mutation work is completed. the story begins when I decided to construct a shop on a small part of my land , my uncle said that particular part belongs to nagar nigam, and he will complain there. but i think that part also belongs to me. i got b1 and khasra from online... but naksha for my area is not available online... before starting contruction of shop i want to get it clear that it is not illegal. See if you have got khata mutated and said khasra is in your name let uncle proceed you can defend you can go on with your construction work.
Initially you construct temporary shop for few days no need to construct permanent shop. See 6 months to 1 year and than construct once you receive municipal tax bill for first year.

1. FIRSTLY apply for Survey ONLY with the Tahsil Office (not private survey) and obtain proper Survey Report.

If you father purchased this land by a registered sale deed or had inherited from his father or had been allotted with this land, then he should have clear and marketable title to the property.
If he had the title to property then there should be a schedule to the property by which you can come to know the total extent of the property.
In the total extent of the property, your father's legal heirs consisting you, your siblings and mother shall be entitled to an equal share in it.
On an amicable partition among yourselves, you can call the surveyor to measure the same and allocate the share to each successor accordingly.
