• Tenant is suffering with problem from landlord

There is a Tenancy (Pagdi) Property which was Propsed in Re-Development through Joint-venture Project Residential cum Commercial with the builder in the year 2011, There were 11 Tenants In that 3 shop 1 commercial and rest all residential i.e (7)

1) 2 Tenant sold their property to lanlord in the year 2010, 1 commercial and 1 residential.

2) 1 Tenant is relative of lanlord he might be all done in the same year 2010.

3) 3 shop tenant have also done their Registered agreement in the 2010 and in that agreement the possession Year was 2012-13, Now 2 shop had lost their possession as well as their income loyalty and the landlord had failed to pay the rent from the 6 months, 1 Shop had their family dispute between 3 brothers but now their family Problem has solved from this situation the landlord had taken benefit and had not paid the rent from past 60 months, After their internal Problem has resolved of the shop keeper landlord is not paying the till yet nor given possession.

4) 3 Tenant had Registered their Agreement between the year 2014-2017 Possession date given by the landlord December 2019.

5) 1 Tenant had done only draft agreement in the year 2018 but not registered & now the landlord is refusing to do registered.

6) 1 Tenant has been harassed by the landlord by false court case from the the year 2013 saying that the tenant had rented the room, till yet it is not proved from the land lord till now. 

This all information was from the year 2010-2018 but now in November 2018 the old builder had dissolved the JV Project and new builder has arrived through landlord and he had revoked the Project Residential cum Commercial in an only Commercial, Residential cum Commercial project was registered in Rera in the year 2017 till yet g+5 cc was approved that they had completed with in 1 year and the project was of g+22 floors , as u can see the old JV was dissolved but now the new builder and landlord they are trying to built entire in commercial as they had kept 7-8 Ladies Bouncers And 9-10 gents bouncers with 3 separate security guards in dress code near compound gate still 3 tenants have their structure with family and 1 tenants got temporary shifting in that under construct G+5... The Gents Bouncers might be having some criminal records bcoz they having a talk between them and also having alcohol at night and non-veg as the tenants r Gujarati... as they had not shown any authority letter from the builders neither landlord 

My Question is how to remove this bouncer what type of action shall we can take.

Just having alcohol and non veg food is no reason for the bouncers to be removed

Are they harassing or troubling you?

Then you can file a police complaint 

I dont understand if your query is how to remove the bouncers then why have you given details how landlord defaulted in his commitments?

If you have issues with landlord for not paying rent, delaying possession, not registering agreement, etc, you can file a civil suit against the landlord and builder 

The eviction suit filed by landlord against certain tenant will take several years to resolve as the court is very slow

Builder has posted the bouncers for security of building which is under construction 

 

2) you can request the builder to change the security guards as they consume alcohol during duty hours which is risky for the inhabitants and security of under construction site

See if the bouncers are only issue and they are causing negligence then a police complaint can be done but in case if the issue is there in the development of the building the civil suit can be filed.

Sir file a police complaint against said bouncers  , further when they abuse record them and then present same before the police.

The bouncers, if trouble or create any obstacle or nuisance then you have all the rights to lodge criminal complaint against them for the crimes they have done.

All are equal before law hence you can follow it up with the commissioner of police also if the local police are not responsive or not cooperating properly.
