• Plantation land in annekal karnataka

Green belt land purchased in 2002 in a layout which is considered plantation land with a plantation certificate. Buyer of my property is asking for an E Katha. How do I get this ? What is needed to apply ?

Hello,

An e khata is nothing but electronic khata, i.e. filing the document online. With the advancement of technology, you can now file it by logging on to the BBMP official website.

Firstly, sir, you need to understand that when a property is for specific purpose then it should be used for that purpose only,

Secondly, as it is not clear from your query as to whether you want to change its purpose or not.

Thirdly, if yes, then you may need to make an applications n for requesting the same before the concerned office of the land department in your area. They may allow it or not.

Fourhtly, if no, then you can get the E Katha form the same department after making an application for the same.

E Khata is Electronic Format/Computer format of A Khata

2) A computerised version of Khata will contail all the details that have been recorded manually.You can obtain receipts when required with the help of PID number. Only those people can use E Khata whose properties have been allotted PID number.

Unlike the general misconception, neither is e khata a different type of khata nor an additional requisite set by the state government. An e khata is nothing but electronic khata, i.e. filing the document online.

Sir if you property identification number then you can apply with the revenue department for e-khata og property on ekhata the property tara and other requisites can be filed online.

Though the government in itself.of processing same to get it done now you just to make an application before the revenue department with you property identification number

Following are the documents needed for the registration of khata:

In case of properties allotted by the Bangalore Development Authority or the Karnataka Housing Board (KHB):

Attested copy of the title deed

KHB allotment documents

Copies of previous tax paid receipts (if any)

Possession certificate

Sketch of the property showing site location and boundaries

Any further document required by BBMP

In case of Revenue Pockets, BDA Reconveyed areas, Gramathana, high-rise buildings (both apartments and commercial complexes):

Title deed, flow chart of the title

BDA allotment documents

Copies of previous tax paid receipts

Proof of betterment charges paid

E-Katha is described as follows, to obtain it follow last paragraph.

As most first time and experienced buyers know, Khata is an important document required when buying or selling any property. Generally, Khatas are of two types A khata and B khata. We had earlier discussed on the differences between these two types of Khatas. We had also discussed about the way to obtain Khata as well as the Sakala scheme for obtaining Khatas.

A new update in this area includes the inclusion of e-khata. E Khata refers to electronic Khata. It is filed online. Generally, Khata is an account of property details such as owner's name, size, location, area, built up area, etc. It determines the official tax payer for the apartment or property. It is also required to calculate the tax that needs to be paid for a property. Once all government verification has been performed, property owners receive Khata and PID numbers for their respective properties.

However, some people believe that E Khata is a mandatory new document required for all properties. E Khata is not a new document but just a computerized version of Khata that can be availed. E-khata can be availed for only those properties that have been assigned a PID number. Not all properties have PID numbers allotted to them. All properties under BMP have been assigned property IDs or PIDs but most of the properties under BBMP have not been assigned PID and consequently, have not received Khatas also.

1. E khata will allow a property owner to check his property and Khata using the PID number and make property tax payments online.

2. Property owners can also receive property tax payment receipts using the PID number.

3. Up to date khata certificates and extracts can be easily obtained through BBMP kiosks and centers.

4. Some property owners who own properties under BBMP are in doubt about whether they would be able to obtain E Khata.

5. E khata is available for all properties under BMP as these properties have been verified by authorities and have been assigned a PID number. BBMP has still not completed the verification of all properties and thus, many properties under BBMP have still not received PID numbers. Most of these properties have only got Khata numbers as these properties are registered under the manually maintained Khata records. Once these are verified, they will be assigned PID numbers and then the owners will be able to obtain E-Khatas.

6. Properties that are registered under B register will not be able to obtain E khata as they will not have a PID number. Only those properties that have A khatas assigned to them will be able to obtain PID numbers and ultimately the E Khata.

In order to obtain E khata, the owner of A khata shall have to submit a few photographs of the site, owner's photograph with digital signature and a copy of A khata to the BBMP office or panchayat office. Additionally, a 1% fee in case of panchayat or a 2% fee in case of BBMP, will have to be paid. BBMP office or local body will use the data to allot PID to the property.
