• House rent security deposit and water bill related

I am residing in Bangalore, recently shifted home and paid a deposit 1 lake, and rent 15000 per month and extra water bill needs to be paid . Initially when my family shifted owner didn't tell us about the security deposit deduction as maintenance / painting charges , normally the trend practiced is 1 month rent will be deducted from the security deposit at the time of vacating the home. Still agreement is not signed yet as we recently 1 month back shifted to this home.when I went to sign the rent agreement then owner is demanding 2 months rent to be deducted from the security deposit saying painting charges has increased. I am feared he will hold our hard earned money . Please help how to deal with this issue. I am ready to pay one month rent as maintenance but not more than that. And water bill also he is telling we are using more water but total water bill when divided by total homes in the building I am paying correctly the shared amount.

You should talk with the owner and tell him that you will pay only one months rent as painting charge and same should be mentioned in rent agreement the clause of 2 rent deduction should be removed. Also the condition of water bill split should be mentioned in agreement so that the owner doesnot create trouble in future.

As you have not signed agreement before shifting to this place the land lord is taking advantage of that. Normal practice is one thing but the situational advantages are taken by some excuses.

Please try so sort out things amicably and remember to include every condition in the agreement clearly so as to avoid any future dispute.

Dear Sir,

Your offer to the landlord is reasonable and it is prevailing custom also. You may please call upon him to accept one month rent towards painting charges etc., by issuing legal notice if you did not agree approach police station as going to Civil Court is time consuming and expensive.

1) while making deal have ever you said that you're going to paint the house and water bill, before taking possession had he painted newly home before handed you ?

If he had not given new paint before giving possession to you than don't give paint money. And to deduct paint money you should have lived there more than eleven months.

Had he mentioned in rent agreement that he is going to deduct one month rent for in which happiness and why one or two months rent is going to deduct.

Please don't give any maintenance as well you are paying rent per month.

What is written in your rent agreement? I must read it so can guide you properly.

If you have booked this rental premises through a broker, you can catch hold of him and ask him to get the issues cleared since it was his responsibility to brief you about all such hassles in advance.

Since you are yet to sign an agreement in this regard, you have an option to either to continue the rental agreement or to vacate the premises expressing your unwillingness to continue the tenancy .

Owners are trying to snatch More money please help and clarify, and water also they telling we are using more though I am paying the bill of my home share

All such things cannot be solved legally nor there is a solution in law for such trivial issues.

You have to sort it out by talks or better option is to quit and look for a place where there is more comfort.

There is no law interpreting the rental agreement conditions because it depends on the circumstances.

Once you have entered into an agreement then it becomes your obligatory duty but since the issue had come up even before the agreement is signed, you may avoid the tenancy and look for a place where there are no such restrictions.
