1)you have purchased agricultural land but said land can be used for residential purposes as per master zoning plan

If your land comes under the municipal corporation, it comes under residential zone

it is advisable to execute 10 separate sale deed for each 1000 square feet land

2)you can sell the 1000 square feet land to different buyers by separate sale deeds

In 2005: 10 members of my family bought a 10,000 sft Land in Coimbatore. It was registered as follows: 10 Sale Deeds, each for 1000sft, each in favour of one person. Now in 2017 we are selling the land .

Is it legally allowed to combine the total 10,000 sft in a SINGLE SALE DEED in which 10 sellers will execute the sale of this land to the buyer ? Or we have to execute 10 sale deeds ?

All 10 members of the family can jointly sell the property by executing a joint registered sale deed in favor of the single purchaser.

Tamil Nadu:. Is Patta needed for residential land within City Corporation limits ?

Generally nobody procures a patta for their residential property situated within the corporation limits.

But there is no legal infirmity in obtaining patta to the residential property.

If " Chitta" is available for the land then also Patta is needed ?

For agricultural landed property, besides chitta, patta is also an essential document.
