I bought a land in Coimbatore Corporation limits in 2005. This land is classified as "residential" in the notified Coimbatore Master Plan 1994 which is in force since 1994. But in the Sale Deed (executed in my favour & registered) my land is described as Agricultural Land. So which classification is legally correct for my land, "Residential" as per the Master Plan, or "Agricultural" as per the Sale Deed ?
In 2005: 10 members of my family bought a 10,000 sft Land in Coimbatore. It was registered as follows: 10 Sale Deeds, each for 1000sft, each in favour of one person. Now in 2017 we are selling the land . Is it legally allowed to combine the total 10,000 sft in a SINGLE SALE DEED in which 10 sellers will execute the sale of this land to the buyer ? Or we have to execute 10 sale deeds ?

it is advisable to execute 10 separate sale deed for each 1000 square feet land
2)you can sell the 1000 square feet land to different buyers by separate sale deeds
If " Chitta" is available for the land then also Patta is needed ?
in Tamil Nadu, a patta is the record of land ownership and it contains entries relating to ownership and extent of the land holding.
2)Patta will tell you whether all the previous owners have paid the property tax or whether any dues remain.
3)Chitta is an extract from Patta register that gives ownership details of land that belong to a person or persons.
4) patta is required
The records of the land held by the local civic body may be the correct record.
The document writer would have copied the nature of property from the previous title deed and may be not updated his knowledge.

All 10 members of the family can jointly sell the property by executing a joint registered sale deed in favor of the single purchaser.

Generally nobody procures a patta for their residential property situated within the corporation limits.
But there is no legal infirmity in obtaining patta to the residential property.
