Agriculture land in Madhya Pradesh in the name of my uncle who resides in Pune. Due to health issue he cannot travel to Madhya Pradesh for its sale. Accordingly, he wants to give POA to her cousin sister for sale of land. Queries 1. Can POA be executed in Pune for land which is in MAdhya Pradesh 2. Stamp duty & registration charges 3. Which POA to execute , GPOA or SPOA

1. Yes. POA is generally executed and registered in the office of the sub-registrar within whose jurisdiction the person giving the power resides at the time of execution of the document.

Will registration on stamp paper of Rs. 500 will be valid at the time of selling the land. As there are views that same needs to be registered with stamp duty on market value of land

there is no bar on execution of power of attorney in favour of relative to sell your land
If on account of old age uncle is unable to go to MP he can execute POA for sale of his property
The POA in Maharashtra has to be on stamp paper of Rs 500
Same stamp duty will be charge as is leviable on a Conveyance under Article 25 Clauses (a), (b) or (c) of the Maharashtra Stamp Act, 1958, as the case may be on the market value of the Property.
It needs to be registered with stamp duty leviable on market value of land.
POA on Rs. 500/- stamp is valid only if it authorises a close relative to sell or transfer immovable property without consideration or without showing any consideration, as the case may be.
No, POA is to be ececuted at a place where the land is situate though in pune he can execute a General poa.
GPoa will be the best option as it can be registered in Pune and that too on a Rs. 100 stamp paper.

Even GPA can be executed.
The property cannot be sold if it was purchased by an unregistered sale deed.
The property should have been purchased by execution of Registered sale deed.
