• Buying agricultural land in Karnataka

I want to buy a land for agricultural purposes. There is a pahani of the land which belonged to my grandfather's(maternal) which is sold recently. My father or grandfather(paternal) doesn't have any land registered. What are procedures to be followed to register the land on my name?

SECTION 79A (1) TO (2):-NO ONE CAN ACQUIRE AGRICULTURAL LAND IN KARNATAKA WHOSE ANNUAL NON AGRICULTURAL INCOME IS TWENTY five LAKH RUPEES AND ABOVE:-

,no person who or a family or a joint family which has an assured annual income of not les s than rupees twENTY FIVE lakhs from sources other than agricultural lands shall be entitled to acquire any land whether as land owner, landlord, tenant or mortgagee with possession o rotherwise or partly in one capacity and partly in another.

the following documents are required

1) sale deed

2) mutation records

3)survey map

4) village map

5)index of land

6) endorsement from tehsildar that there is nothing pending under section 79A and 79 B of karnataka land reforms act

7) endorsement from competent authority that land is not grant land

8) latest tax paid receipt

9) encumbrance certificate

Hi, If you are not a an agriculturist then you have to seek the permission of the Deputy Commissioner and after obtaining the permission from him you can buy the agricultural land.

Since grandfather is an agriculturist he can purchase land in his name and he can then execute gift deed in your favour

your grand father has to make application to assistant commissioner for permission to gift such land . Asst commissioner may grant permission subject to condition that you takes up agriculture within period of 1 year . if you cease doing agricultural activities within period of 5 years land may vest in Stat govt on payment of compensation

6) section 80 of karnataka land reform act bars non agriculturist from being gifted agricultural land in karnataka .
