• Sale of property - non-judicial stamp paper

Hi sir,

i had a query with the non judicial stamp paper. 
i am in the midst of selling my property to a buyer for my flat in bangalore. 
I have signed a non judicial e-stamp paper where the consideration price mentioned is zero. 

The buyer has mentioned that the document was signed was only for her to apply for a loan from the bank. However , i just want to be absolutely sure on the same and should i mention the exact sale price which is mentioned in the agreement which follows the Non judicial stamp paper?

What are the contents of non judicial e stamp paper signed by you

2) if purchaser wants to apply for loan full consideration has to be mentioned by her in her application to bank for loan

3) in the agreement for sale consideration has to b ementioned , period within which sale is to be completed has to be mentioned

1.Without mentioning the sale deed no sale agreement or sale deed is valid as no consideration no sale.

2.Moreover the sale is complete only when the seller on receipt of full money execute and register a deed of conveyance.

3.The buyer s certainly not applying for loan as such agreement with zero money is not valid.

4.Consult a local lawyer and then only sign any agreement.

1. according to section 54 of the transfer of property act, an agreement to sale does not arise any right.

2. when consideration is mentioned as zero then this agreement is void under section 25 of the contract act i.e. an agreement without consideration is void. this agreement however made on non judicial stamp paper has no value in the eye of law.

Sale of immovable property by unregistered document is invalid and cannot be admissible in law.

There cannot be a sale deed with zero consideration amount.

No purpose can be solved with a sale agreement without any sale consideration amount in it.
