• Getting Phani for 22000 sq ft agri land purchased in 2011

Dear sir, I have made purchase of 20 Guntas 22000 square feet of from land near Bannargata Bangalore. Currently I have planted Teak wood trees in that land and will not use that land for next 12 years. I am not from agri family and purchase price of the land registered at 2011 was 19 lakhs.

Now how to get Phani for this land. Is there any risk not from agri family to have this land. Also how and where to approach to get Phani.

Agents are asking 1 lakh to get this process to do.

Also others say government will take the land.

Current status as per Boomi site the land is still with the original owner's Phani and no change happened. No notice received from government on this.

You have to make application for mutation of land in your name enclose following documents

Copy of Sale Deed

Indemnity Bond & Affidavit

Latest property tax receipt

Once your name is updated in the revenue records, you may apply for Patta extract or Khata Extract or mutation extract to verify the details.

2) section 79 A prohibits purchase of agricultural land by any person or family who have annual income of more than Rs 25 lakhs from non agricultural sources

3) the amendment empowers deputy commissioners of districts, instead of assistant commissioners, to grant permission for non-agriculturists to purchase agricultural land under Section 80 of the Act.

As per the Karnataka land reforms act, 1961, the latest amendment says that a non agriculturist can buy land upto the value of 25 lakhs.

Pahani(RTC) is a very important revenue records, as it contains details of land such as owners' details, area, assessment, water rate, soil type, nature of possession of the Land, Liabilities, Tenancy and Crops grown, etc.

One can get the signed copy of computerized PAHANI from PAHANI CENTRE, set up at the Tahsildar Office, instantaneously by paying Rs.15.00. If he is unable to come to Taluk office, it can be collected by paying Rs.15.00 to Village Accountant / Revenue Inspector, who inturn will collect computerized PAHANI from PAHANI CENTRE and hand it over.

Do not go by the agents' fleeces or false promises or misguidance.

You can approach the village revenue officer or the concerned Tahsildar for transfer of this pahani from the vendor's name to yours based on the registered sale deed and vendor's NOC.
