since dimensions of plot are not as per approved layout request the builder to approach CDMA for change in plan layout of your plot
Deviation from approved layout in Chennai CMDA limits
Sir, I'm about to buy a plot in chennai suburb under CMDA limits. The approval for the layout was nodded by authority during 1993 which had 3 years validity till 1996. Also, the CMDA approved sketch is showing my plot dimensions as 40 feet frontage in East, 40 feet in west, 55 feet in North and 54 feet in south whereas the present physical measurements are 40 feet frontage in East, 40 feet in west, 45 feet in north and 41 feet in south. The promoter has agreed the the present dimensions and charging for the present area only. In this regards, I would like to have adivse on whether a separate planning permit to be obtained from CMDA for altering the approving sketch or the land may be acquired as such? Kindly help me in this regards pls.

Dear Sir/Madam, these things to noted before the concerned authority and rectified these measurements authenticity by the CMDA, afterwards you have to purchase the same otherwise you will come into trouble in future.
The buildings already constructed building with plans deviated or unapproved or invalid approvals or time bared plan sanctions are under the scanner by the government for demolition as per high court orders to demolish illegally constructed buildings.
The plan approved in the year 1993 is definitely not valid at the present stage.
The plan approved as per present status and proposal shall be considered as valid.
A fresh sanction or plan approval as per the present condition is to be obtained from the authorities concerned.
The builder may tell many lies to promote his project for his own gains.
At a later stage when the government is initiating action for demolition, then you may have o run between court, builder's office etc for getting a solution, this would be an additional burden and mental depression besides waste of time money and energy and causing stress.
You may decide whether you would still proceed with the project while the future problems are foreseen now
