Cancellation of "Agreement of Sale"

I have bought a flat which is currently under construction. The agreement for sale has been registered, and I have also taken a home loan from HDFC. I have paid 95% of the total consideration amount (20% own contribution and 75% from HDFC) in 3 disbursements. At this point, I don't want to go ahead with buying the property and would like to cancel the agreement. There is a cancellation clause in the agreement where it's written that 10% of the total consideration amount would be forfeited and the rest refunded, which I am fine with. I would like to know what impact would this have on the loan taken from HDFC? Can anyone please help me with this?

Thank you for your replies and advice. I should have mentioned the below points earlier :-
1) I am abroad at the moment and the property is in Kolkata, which is why it will not be easy for me to sell the flat after taking possession.
2) The cancellation clause in the agreement says :- 10% of the total cost will be forfeited and the remaining refunded only upon counter sale of the said flat. This would mean that the refund will be made only after the flat is sold to a new buyer, which might take a few months. Under such circumstances, can I continue my normal EMI with HDFC (which I am already paying now) till the time the refund comes from the builder, and then pay off the remaining loan?
I know I will be making losses with this process but still wanted to know the process for the cancellation. It's the HDFC part I am not clear about (my point 2 above).
