• RS record land converted to vest land at the time of LR settlement

Respected All,
 I have a property brought in 2000 with registered deed from RS khatian and paid all taxes upto 2016. I bring all the related Chain deed from BLLRO and it is perfectly matched. My RS khatian has 1 dag 370 and after LR settlement it transformed to two dag 224 and 225. I BLLRO record 225 dag is completely vested and few patta also given. My plot is situated in 225 dag but my RS khatian is Recorded.
 what should I do regarding this problem. Please help.

1. If the property falls under Panchayat then Mutation is not possible.  Mutation for the purpose of paying property taxes is meant for Municipality area only. 

2. If there is anomaly while prepar LR Khatian you can apply for correction of Dag number through the concerned BLRRO office

You need to give a legal notice to the concerned officer to take necessary steps if not complied and you can file a writ.

make an application to the Registrar or sub Registrar for the mutation, after mutation will be done make an application for the corrections of the mistakes as per the previous records. Once the everything is done, you can apply for the Home loan.

- Mutation is not possible as there are differences /mistakes in Dag number , hence firstly move an application for correction before the office of the BLRRO, for correction. 

- If refused , then send a legal notice for the same.

You may have to submit a written request to the revenue department with an acknowledgment  mentioning the discrepancies and request to the make the records proper.

If you do not get a proper response from the revenue department then you can file a suit against them seeking direction for this purpose.

If the authorities refuse to do mutation for the reasons tht there is a discrepancy in your revenue records, you may submit an application and seek for rectifications at their end by producing all the documentary evidences in your possession to get this job done.

After that you can plan to approach court of law for further action as per law.
