• Bin Sheti Ghar with Sadha Kul

I have an ancestral property with the 7/12 having bin sheti ghar and sadha kul both listed on it.

What does this mean?

What would be the process to sell such land to anyone in Maharashtra?

1. It means that the Land is allotted by Govt., for specific purposes to the Reserved sections of people.  Such Land are not purchased and the Govt. remains the Title-Owner.

2. The occupant constructed a House and only the House area is classified as "N/A land" and rest would be agricultural land.

3. Such Reserved category land (new tenure land) can be sold ONLY AFTER getting due permission from the district SDO office, to convert the same into "old tenure /free hold land".

The said plot has to be first converted in to NA and then sell it.

Bin Sheti ghar means non agricultural property governed by local laws in Maharashtra.

The process of selling such lands are also the same as that of other lands, you may have to have the clear and marketable title to the property to sell the same unless you may not be able to sell it.
