Our family owned agricultural land earlier. Both my paternal and maternal grandparents owned agricultural land > 10 acres. ON my fathers side, he gave up his claim because of a family issues. On my mothers side, she handed over her claim to her brother as he was the one taking care of the land in exchange for visitation rights. This is a legal document not just verbal. Now I am interested in buying between one to five acres of agricultural land. 1. Can I get the pahani document? If yes, what is the procedure? 2. If no, then what are the alternative ways that I can go about buying agricultural land in Karnataka?

Lawyers are available now to answer your questions.
1. Revenue Department of Karnataka Government made all the land records online through Bhoomi Portal in the year 2000. All land related documents such as Record of Rights, Tenancy and Crops (RTC) or Pahani, Mutation Report were digitized and made available to citizen/farmer through Kiosk Centres.
RTC stands for Record of Rights, Tenancy and Crop Information. As the name suggests, RTC/Pahani contains details of land (agricultural land). The below-mentioned details is available on Bhoomi portal.
RTC (Pahani) helps to find the title of land and it is very useful for many other purposes. n RTC is always issued in hectares/acres for village lands, with the signatures of the Tahsildar /Deputy Tahsildar.
To get your RTC online you have to fbelow-mentionedtioned steps.
Step 1: Visit official webpage Karnataka Online Land Records Bhoomi.
Step 2: Click on i-RTC option from the Home Page. This page will redirect to next page.
2. Since you belong to the agriculturist family, you may obtain the pahani and proceed with the purchase of agricultural land
1. Since no family member is holding legally agriculture land now you cannot get same .
Alternatively If your family income is below 25 lakh that is income of you and your wife then you can with permission of Assistant commissioner purchase agriculture land .
1. You will need to procure certified copies of land records (7x12, form 6, Gat Map) of your parents original land, by giving land details to the tahsil office.
2. You have to also get documentary evidence of you being the legal heir /children of Father (land holder) i.e. grampanchayat declaration certificate & other documents.
3. Based on above documents you can buy agricultural land anywhere in India (without any exceptions) by following due procedures of law.
4. IF any complications, THEN based on above documents you can get a declaration order for the same thru the local civil court.
Why not, Pahani is revenue record issued to the existing land owner. When you will purchase land, on the basis of sale deed, Pahani will enter in your name.
You dose not have agriculturist status cause neither your father is involved in agriculture activity and major son is excluded from family of agriculturist.
If your income is less than 25 lacs per annum, you can purchase agri land.
Dear Sir,
In order to transfer the khata from your late father, an affidavit from all the legal heirs to the revenue officer is sufficient. The khata can be made in the name of one of the successors by consent of others. However, all the legal heirs will be co-owners and the Khata is in the name of one of the heirs only for administrative convenience. In my opinion,
succession certificate is not necessary (for Karnataka).
