since you are an agriculturist you can purchase agricultural land in Karnataka

2)you have farmers certificate from the Village panchayat.

3) you have phani from 1974 / 75 so you should not face problems

following are requirements for purchase of agricultural land

The annual average income of the person including agricultural income should be less than Rs 25 lakhs. The person must have had an agricultural land in his name before the year 1974. The person should be an agriculturist or an agricultural worker by profession

3) section 79 A prohibits purchase of agricultural land by any person or family who have annual income of more than Rs 25lakhs from non agricultural source

4)you should state source of income is from agriculture

5) take the stand that Phani was issued from 1974 by Kerala govt and hence you do not have Phani from 1970

1. As far as my knowledge goes, a farmer can buy an agricultural land in Karnataka if his family income does not increase Rs.2 lakhs. Any change is required to be cross checked.

2. You shall have to submit before the Karnataka Authorities about the fact that Kerala Government started assigning Phani from the year 1974.

1. Karnataka authorities are seeking documents as per the prevailing law of the State. You shall have to submit theb facts with evidence before them.

My question

1. Based on the above information can i buy farm land in Karnataka.

Based on the agricultural background and the certificate to prove that you belong to an agricultural family, you may be eligible to buy farm land in Karnataka.

2. If Karanataka authorities ask Phani from 1970, what can I do if Kerala govt assigned Phani for the first time from the year 1974/1975.

You can attach an affidavit mentioning the state government rules of Kerala state in that regard which will be accepted by the authorities.

When I went to the Karnataka village panchayat authorities, they said that Phani from 1970 is required?? Is this right or wrong..

They may say plenty of such things without knowing the actual prevailing law in this regard.

You may take up the matter with the higher revenue officer if the village revenue officer is not cooperating.

They also asked for source of income to buy the property. How do I show the source of income. Is income tax certificate enough?

The income certificate shall be an authentic document to show your income source.
