What if the person refuses to vacate, legal remedy?
If person refuses to vacate inspite of termination of agreement file suit for eviction of trespasser from your land
Enter into registered agreement with the persons that premises has been given on rent only for period mentioned in agreement and that agreement can be terminated by one month notice
You have to file eviction suit if they refuse to vacate

If you have registered agreement eviction suit would be maintainable
You are merely giving premises on leave and licence by regd agreement for parking of cars

You can enter into a registered lease agreement with strict conditions that the lease agreement shall not be renewed at any cost and the lessee should vacate immediately by delivering vacant possession on expiration of the lease agreement.
