• Sale deed annexure not numbered by sub registrar

I bought a land in April 2005 & registered it. The Sale Deed was kept by a Bank in whose favour I executed & registered a mortgage.
After full repayment of the loan the Bank returned the original Sale Deed to me in May 2017 after cancelling the mortgage encumberance.
On going through this Sale Deed I find that:
1. The Sale Deed has a Schedule of Property.
2. After the full description of the property there is a statement that "Plan of this land is attached with the land marked in green color."
3. This plan, which is attached to Sale Deed,
has the signatures of Seller & Buyer BUT is
not given page number by the Registrar.
4. So, Sale Deed of 17 pages including Plan is numbered on 16 pages only & Total Pages is 
written as 16 on the back of Page 1.
Query: Does this non numbering of the Plan page make this Sale Deed defective? Does it affect 
my title to the property ?

The plan attached to the registered sale deed document is an annexure or an enclosure to the original document hence it may not be numbered or allotted with any page number to include it with the total number of pages.

Sale agreement is not compulsory but an unregistered sale agreement cannot be enforced in law in the event of a legal dispute.

The registrar will not be concerned if ther is no sale agreement before registering the execution of sale deed, hence there is no need to produce the unregistered sale agreement for registering the execution of sale deed.

A residential land of 100,000 sft in Tamil Nadu is sold to 10 individuals each buying 10000sft . There is one access to the entire land from a public road to the north of the land but no internal roads to get access to each 10000sft land.

Will this 100000sft divided into 10 lands become an unapproved layout ?

There has to be proper access to road or path way for ingress and egress or easements in a property proposed to be purchased.

If there is no provision for access to road from the house property then ther is no use of buying the property neither plot conversion can be approved without this facility.
