I wish to transfer my flat to my friend by registered gift deed to my friend. Is it possible and what is the procedure?

you have to execute gift deed in favour of your friend for transfer of flat

2) get gift deed drafted by any lawyer

3) gift deed should be duly stamped and registered

4)once gift deed is registered apply to society for transfer of flat in name of your friend

it should not take more than a month to transfer flat in name of your friend by the society after execution of gift deed

If you are the owner of the flat then you can sell this flat to anyone you choose.

However before advising further I need to see the bye laws of the society.

For a transfer of property through gift deed to be valid, it has to be registered

Under section 122 of the Transfer of Property Act, 1882, you can transfer immovable property through a gift deed.

Instead of a sale consideration in a sale deed, a gift deed allows you to transfer ownership without any exchange of money. Registering a gift deed with the sub-registrar is mandatory as per section 17 of the Registration Act, 1908, and as per section 123 of the Transfer of Property Act.
