Sir I belongs to rural area of Andhra Pradesh 

Sir my problem is my house is transferred from my grand father to my dad after to me ...
Here the problem is we --our entire family including my chacha ...father side all relatives 
Don't have documents of our houses

I heard that during my grandfather time nawab was ruling our town and in time passing due to a river flood 
Our as well as all neibours documents also lost during flood 

So we don't have our house documents but enjoying our houses

1) file declaratory suit that you are absolute owner of the house

2)take title search of property you are plannin to purchase for last 30 years

3) obtain written opinion from lawyer that title is clear and marketable

4) for purchase of plot take bankl loan

5) bank will do the due diligence for plot you are planning to purchase

6) ask seller to furnish survey number of the plot and check in sub regsitrar office whether plot falls under said survey number

1. our father or grandfather might have paid property tax all these years, you can find the property details in the property tax receipt.

2. The electricity consumption connection would be on your grandfather's name or your father's name, this would provide you the property details and you can get a copy of such details .

3. Your ration card would be having the address of the property from which you can extract the details of the property from the village revenue records or from the Tahsildar's office.

From any one of these records you can find the property details including the survey number of this house, by which, you can get an encumbrance certificate.

From the encumbrance certificate you can find the document number and the name of the title holder.

You can get the certified copy of the registration sale deed document or the title documents from the registrar's office.

After that you can go ahead with the proposed transfer of property on whosoever's name as per your desire.

Get an encumbrance certificate of the property to find out any subsisting encumbrance on the property.
