Selling of Property of Minor Represented by Her Guardian Mother

Hi Sir, I need your expert opinion on this.The property is a self acquired property.In the sale deed there are two parties Mother and her minor son.The Minor son is represented by her guardian Mother.The Bangalor Dveleopment A Khata is also in both the names (mother and the minor Son). I entered into an agreement to purchase this property. I have applied for loan on this property.The Bank is asking me to get a court order favoring the sale of this property. My questions are 1.Why Bank is asking me to get a court order favoring the sale of this property? 2. Is there a minor interest in this property? 3.Is this land can be sold without court order? 4.What if I execute the sale deed only when the minor child turn major (18 years) and make both the parties mother and Son execute sale deed? 5.In worst case If i dont want to go ahead with the sale deed can I enforce my sale agreement to get back return of money stating the seller has not fulfilled the requirements to get all the necessary documents to make the title of land clear?
