Pagdi system tenancy agreement Builder claims as landlord
I bought a shop in 2005 on tenancy basis from trustess of the public trust, in mumbai all the documentation, it was showing that shop is located on CTS no 1234 and we have a very basic tenancy agreement which was registered at registration office.
After 18 years a builder came in the neighbouring structure which have cts no 5678. He raised a claim that my shop is also on cts number 5678 and not on 1234. Land and revenue department had asked builder to get noc from Public trust trustees. Builder managed to get the consent term signed from Public trust trustee through high court and registered it which mentions that Public trust since begining never had any claim on said shop and it always belonged to cts no 5678. They have got it reflected on CTS map also. Public trust have not given any intimation of this process and not even informed about signing consent terms to me.it is the builder who came and declared that he is new land lord. We have fear of eviction, forceful consent for redevelopment and losing the property. I strongly suspect there is some foul play involved in the process.

q1 what are the legal option to safeguard my rights?
q2 Can he evict me?
q3 what kind of possesion i am holding as a tenant
q4 what kind of suit can i file?
q5 Can i be considered for adverse possesion as i am occupying the premises since 19 years?
q6 Can i challenge the consent terms filed by him?
q7 Is it possible that buider can exercise ownership rights on the property because it comes in his plot cts number but property card of cts 5678 shows the plot area -A---sqmeter which he bought and he is in possesion of the same --A--sq meter exactly and my shop is outside the area which he purchased but now on the CTS number 5678
Builder is trying to prove his ownership right on the area which is above A sqmeter which was not purchased; mere on the basis that it is the same CTS no 5678.
