Can Builder has right to restrict performing Flat interials electrical works through my own channels
I am from Hyderabad. Recently, I purchased a 3 BHK flat in a gated community. The flat has been registered in my name. As part of the interior work, we have begun installing a false ceiling in my flat, and I have engaged a known contractor for the POP work and the necessary electrical wiring for the POP, as well as for a few additional electrical points required for my interiors.
However, my builder has started objecting, stating that they will not allow outside electricians to perform any work in the apartment and that I must mandatorily use their electricians, who charge exorbitant fees. The builder's charges are more than twice the price quoted by outside contractors. Additionally, they do not permit us to use high-quality electrical wires for our interiors, insisting instead that we use the low-grade electrical cables they provide, again at the high charges they have quoted.
Please clarify whether the builder has the legal right to restrict us from making modifications according to our convenience and using our preferred workers. Is this legally permissible?
