Can Article 30 Lease of immovable property can be edited as house owner's wish?

Hi, Good day to you. I wanted to know whether the house owner is capable of editing the "Article 30 Lease of immovable property" document for his own benefit. 1) In my house rental agreement, there is a point stating that the tenancy shall be period of eleven months commencing from 8/3/2023 and also the rental period may be extended by mutual consent of both owner and tenant. By using the above point, My owner is demanding me to stay for 11 months as per the above agreement. also refuses to talk about giving back the amount that provided as deposit. Should I stay in the property without my wish for 11 months or I can move out whenever I like? Also, one more point in my rental agreement states that "If the owner or tenant wish to terminate the rental period each party should issues 3 months notice to each other", but as per the document in KAANOON "It is hereby agreed that One Month prior notice on either side is required for the termination of tenancy". 2) Can they edit the "Article 30 Lease of immovable property " for their own benefits? because the house owner has the chance of demanding me to stay until the notice period (3months) is over.
